WHAT CHOICE OF SURVEYS DO I HAVE?

 

If buying or selling, we are able to provide appropriate survey and valuation advice. Whether the property is a Medieval Listed building or a modern flat we have the experience to advise on the right type of report and deliver it promptly. If you have a specific concern about a property, such as a damp problem or other building defect, we can provide tailored advice to address your concern.

 

RICS surveyors offer three main forms of survey that are specifically designed to help home buyers. These are a building survey and the RICS HomeBuyer Report with a valuation, or a RICS Condition Report.

 

A building survey (formerly known as a structural survey)

 

A building survey is a customised service suitable for all residential properties and gives full details of their construction and condition. You are likely to need this type of survey if, for example, the property is unusually built or is run-down, if the property has been significantly altered, or if you are planning a major conversion or renovation. It is particularly suitable for very old and large houses which could be of various forms of construction. Building surveys are usually tailored to your needs. The RICS HomeBuyer Report

 

The RICS HomeBuyer Report (HBR) includes an inspection, a report and a valuation. The HBR is a standard format and is different to a building survey in three main ways.

 

 

The RICS Condition Report

 

The RICS Condition Report is similar to the Homebuyer Report but does not include valuation advice and reinstatement cost. This can avoid unnecessary duplication where valuation advice and reinstatement cost are provided by your mortgage lender.

 

Alternative services

 

If you do not need a comprehensive survey and report in respect of the whole property but require only advice on specific defects, or just advice on value, we can tailor a report to meet your needs.
